I. JOB OBJECTIVES
- Ensure that the entire technical system of the project/building operates safely, stably, efficiently, and cost-effectively, while meeting service standards and enhancing customer experience.
II. KEY RESPONSIBILITIES
1. Operation and management of technical systems
- Manage and supervise the operation of all technical systems within the project, including:
- Electrical systems: medium voltage, low voltage, and backup generator systems
- Water supply system & fire protection system
- Air conditioning (HVAC) systems
- Elevators and BMS (Building Management System), if applicable
- Gas system: gas supply, operational safety, and leak detection/control
- Solar power system: monitoring energy output, efficiency, inverter status, and solar panel condition
- Ensure all systems operate continuously, safely, and stably, minimizing downtime as much as possible
- Establish periodic inspection procedures, proactively detect risks early, and handle incidents promptly
- Monitor operational indicators (electricity consumption, system performance, solar output, etc.) to optimize energy efficiency
2. Management & Coordination Tasks.
- Manage and schedule work shifts for the technical team at the project site
- Support and act on behalf of the Operations Manager when assigned
- Closely coordinate with the Leasing and Operations departments to promptly handle tenants’ technical requests
3. Supervision & Quality Control
- Supervise technical service contractors (maintenance, system cleaning, fire protection, M&E, etc.)
- Propose and evaluate technical renovation and repair solutions to enhance the quality of rental properties
- Inspect and accept technical items before handing over to tenants
4. Reporting & Improvement Activities.
- Prepare periodic/ad-hoc reports on technical conditions, operating costs, and operational incidents
- Propose improvement solutions to extend equipment lifespan, save energy, and enhance tenant satisfaction
