I. JOB OBJECTIVES<\/h2>\r\n
    \r\n \t
  • Ensure that the entire technical system of the project\/building operates safely, stably, efficiently, and cost-effectively, while meeting service standards and enhancing customer experience.<\/li>\r\n<\/ul>\r\n

    II. KEY RESPONSIBILITIES<\/h2>\r\n

    1. Operation and management of technical systems<\/h3>\r\n
      \r\n \t
    • Manage and supervise the operation of all technical systems within the project, including:\r\n
        \r\n \t
      • Electrical systems: medium voltage, low voltage, and backup generator systems<\/li>\r\n \t
      • Water supply system & fire protection system<\/li>\r\n \t
      • Air conditioning (HVAC) systems<\/li>\r\n \t
      • Elevators and BMS (Building Management System), if applicable<\/li>\r\n \t
      • Gas system: gas supply, operational safety, and leak detection\/control<\/li>\r\n<\/ul>\r\n<\/li>\r\n \t
      • Solar power system: monitoring energy output, efficiency, inverter status, and solar panel condition<\/li>\r\n \t
      • Ensure all systems operate continuously, safely, and stably, minimizing downtime as much as possible<\/li>\r\n \t
      • Establish periodic inspection procedures, proactively detect risks early, and handle incidents promptly<\/li>\r\n \t
      • Monitor operational indicators (electricity consumption, system performance, solar output, etc.) to optimize energy efficiency<\/li>\r\n<\/ul>\r\n

        2. Management & Coordination Tasks.<\/h3>\r\n
          \r\n \t
        • Manage and schedule work shifts for the technical team at the project site<\/li>\r\n \t
        • Support and act on behalf of the Operations Manager when assigned<\/li>\r\n \t
        • Closely coordinate with the Leasing and Operations departments to promptly handle tenants\u2019 technical requests<\/li>\r\n<\/ul>\r\n

          3. Supervision & Quality Control<\/h3>\r\n
            \r\n \t
          • Supervise technical service contractors (maintenance, system cleaning, fire protection, M&E, etc.)<\/li>\r\n \t
          • Propose and evaluate technical renovation and repair solutions to enhance the quality of rental properties<\/li>\r\n \t
          • Inspect and accept technical items before handing over to tenants<\/li>\r\n<\/ul>\r\n

            4. Reporting & Improvement Activities.<\/h3>\r\n
              \r\n \t
            • Prepare periodic\/ad-hoc reports on technical conditions, operating costs, and operational incidents<\/li>\r\n \t
